If you prefer to interact with your guests (in-person or from afar) and manage your own bookings, this is a great option for you.

As your Property Care Assistants, we are your "on-island contact," as required by the State of Hawai'i for all vacation rentals owned by non-residents.

In addition, we provide the following list of services:

We are on-call 24/7 in case of guest issues or other property emergencies.
Updates provided to guests regarding local emergencies, severe weather, traffic notices, utility outages, etc.
Guests call us with issues, concerns, or property emergencies:
- We will assess the situation and call the appropriate service provider &/or owner.
- Up to 2 hours of guest services are included with each reservation; beyond 2 hours is billed hourly.*
We have a list of trusted service providers to call for almost anything that may come up, including cleaning services, general maintenance, appliance repair, yard care, pool care, window washing, power washing, plumbing & electrical, and more.*
Monthly overall quality inspection of your property.
Inventory of supplies; when new supplies are needed we report to you. You order & have supplies shipped to us. (On-island shopping is billed hourly.)
Individual vendors send invoices directly to owners.
Concierge Services can be added, a la carte.

* After 2 hours/reservation, additional hourly charges apply for coordination and supervision of service providers, after hours guest inquiries/assistance, and concierge services.

Full-Service
Property Care

12% of booking income

For this full-service property care, all we ask is that you pay your bills on time -- the rest is up to us. In addition to being your "on-island contact," as required by the State of Hawai'i, we will assess what needs to be done, coordinate services, and ensure the jobs get done well.

This is our ALL-INCLUSIVE package.
No additional hourly charge** for our property care services, including:

CONCIERGE PACKAGE INCLUDED. (In addition to the updates provided to guests regarding local emergencies, severe weather, traffic notices, utility outages, etc.)
Guest inquiries, issues, and resolutions, 24/7. Includes: coordination, scheduling, and supervision of service providers, including cleaning services, general maintenance, appliance repair, yard care, pool care, window washing, power washing, plumbing & electrical, and more. Our coordination and supervision of these services are provided at no additional hourly charge.
Monthly overall quality inspection of your property.
Inventory & ordering of supplies. We store and replenish as needed.

Bookkeeping services offered at an additional fee. If desired, individual vendors can send invoices to KPC. Our bookkeeper will compile them into one monthly invoice to be paid to KPC; payments to vendors will be made by KPC, on time.

**Some restrictions apply. Extreme or unusual circumstances which require extensive involvement from KPC are not included in this agreement. For example, re-furnishing the home, remodel projects, & other non-guest-related services.

Disclaimer:
It is each owner's responsibility to manage and promote bookings, including setting rates or special offers; to receive booking income; to pay all invoices from service providers (including reimbursement for materials), utility companies, mortgage payments, etc.; and to pay applicable Transient Occupancy Tax, General Excise Tax, and any other necessary taxes.

Payments are required to be made ON TIME, per vendor terms; late fees will be applied, per vendor terms.
